New Building Condensation & Ventilation Problems

Condensation is one of the biggest problems in recently built homes. The Building Code of Australia (BCA) requires builders to build tightly, ensuring all openings eg windows and door are appropriately sealed to minimise draughts.

The problem is that there is no requirement to actually measure the air leakage rate of newly built homes ,building designers and architects are not specifying vapour permeable wall wraps and builders are using cheap non-vapour permeable punched sarking to wrap new homes.

I’ve been involved in a number of inspections recently, where condensation is causing major health and structural problems.

The problem has become so large that the Australian Building Codes Board (ABCB) released the Condensation on Buildings Handbook in 2011, which was updated with Edition 2 Condensation in Buildings 2014 second edition and Building Standards in Tasmania are running workshops for builders, building designers and architects and building surveyors.
